Peach is a specialist residential lettings and property management agency based in North Cornwall.  We focus solely on lettings and do it well. We work with our Landlords to get their properties in peach perfect condition for letting to attract the best rental return.  We then work tirelessly to find the right Tenant using the latest digital marketing channels to get the property let…successfully and quickly.

 

We care for every property in our portfolio as if it were our own.  We then match Tenants with properties they want to make their home and look after them during their stay. Peach is ‘boutique' - we are small enough to know and care about each and every property. We are not part of a big chain - so our Landlords and Tenants will never feel they are a small cog in a big wheel and we are not distracted by chasing sales or organising holiday lets. 

 

We offer two levels of service;  a Complete Managed Service and a Tenant Find Service. 

COMPLETE MANAGEMENT SERVICE (CMS)

This is for the Landlord who wants peace of mind knowing their property is compliant with all current legislation and safety guidelines and wants it fully managed 24/7 by a professional team who will care for it as if it were their own.


Set Up Fee:              £300 Incl. VAT

 

Management Fee:       12% plus VAT (14.4%) – taken from the monthly rent

•      Providing ‘To Let’ Board in accordance with the Town and Country Planning Act 1990

•      Drawing Up Tenancy Agreement

•      Providing Tenant with the latest copy of the How to Rent Guide – the checklist for renting in England as published by the Ministry of Housing, Communities and Local Government

•      Conducting Right to Rent Checks

•      Testing Smoke and Carbon Monoxide Alarms on day of Check In

•      Providing Comprehensive Property Information File

•      Registering Deposit with a Government Authorised Scheme and issuing Prescribed Information

•      Collecting Rents and Paying Landlords and Contractors

•      Issuing Monthly Statements

•      Property Visits at Three Months and then at Six-Monthly Intervals

•      Managing Routine Property Maintenance 24/7

•      Managing Renewal of Safety Certificates (cost of certificate not included)

•      Holding Keys

•      Arranging Deposit Return

•      Preparing and Filing an Annual Rental Report Record with the HMRC

•      Pursuing Non-Payment of Rent up to 2 months and Provide Advice on Rent Arrears Actions

•      Optional Octopus Energy ‘Switch’ Service covering gas, electric, water and council tax (tenancy commencement and end) includes 20 days (or £20) void coverage

 

Please Note: Landlords with HMO’s will incur a 15% plus VAT (18%) Management Fee – taken from the monthly rent due to the additional work involved in managing these properties.

 

 

TENANT FIND SERVICE (TFS)

This is for experienced Landlords only who just want help finding the right Tenant. 


Cost: £450 Inc. VAT with no set-up fee charged.

•      Providing ‘To Let’ Board in accordance with the Town and Country Planning Act 1990

•      Advertising on Local and National Property Portals

•      Drawing Up Tenancy Agreement

•      Providing Tenant with the latest copy of the How to Rent Guide – the checklist for renting in England as published by the Ministry of Housing, Communities and Local Government

•      Registering Deposit with a Government Authorised Scheme and issuing Prescribed Information

•      Arranging Deposit Return

 

 Under the terms and conditions of our Tenant Find Service it is the legal obligation of the Landlord to:

  • Provide a copy of the Energy Performance Certificate (EPC) meeting the Minimum Energy Levels Regulations (MEES) – 1 April 2018 and renew when required

  • Provide the Gas Safety (Installation and Use) (Amendment) Regulations 2018 – 6 April 2018 and renew yearly

  • Conduct Right to Rent Checks in accordance with the Immigration Act (2016)

  • Comply with General Data Protection Regulations (GDPR) – 25 May 2018

  • Register with the ICO (Information Commissioners Office)

  • Comply with the Homes (Fitness for Human Habitation and Liability of Housing Standards)

  • Provide  a copy of the EICR (Electrical Installation Condition Report) and renew every 5 years

  • Provide a copy of the Legionella Risk Assessment and renew every 2 years

  • Comply with The Furniture and Furnishings (Fire)(Safety) Regulations 1988 (amended 1989 & 1993)

  • Comply with Electrical safety regulations covered by The Landlord and Tenant Act 1985, The Housing Act 2004, The Electrical Equipment (Safety) Regulations 1994, and the Plugs and Sockets etc. (Safety) Regulations 1994, both of which come under the Consumer Protection Act 1987

  • Comply with the Smoke and Carbon Monoxide Alarm (England) Regulations (2015) including testing the smoke alarms and carbon monoxide detectors ON THE DAY the Tenancy begins with Tenant present

  • Provide manuals for all appliances and instructions for heating/water systems

  • Please note failure to comply with legislation and regulations surrounding your tenancy may not only render the serving of a Section 21 Notice invalid, it may also carry heavy financial penalties from £3,000 upwards, Banning Orders and custodial sentences.

Referencing Fee - £60 Inc. VAT per Tenant To include income verification, credit check, residency check, and identification checks.

 

Right to Rent - £30 Inc. VAT per Tenant  To include face-to-face verification of Right to Rent documents.

 

Tenancy Agreement - £300 Inc. VAT Drafting and execution of document.

 

Rent and Legal Protection Insurance – from £120 per annum including Insurance Premium Tax (IPT) For rents up to £2,500 pcm.

 

Safety Certificate/Service Arrangement Fee - £25 Inc VAT per certificate/service

 

HHSRS (The Housing Health & Safety Rating System) Audit From £150 Inc VAT depending on size of property.

 

Legal Compliance Advice Session - £60 Inc VAT Advice on your legal obligations as a Landlord in an hours’ one to one session.

 

Test Smoke and Carbon Monoxide Alarms on the date the Tenancy starts - £60 Inc. VAT

 

Compilation and Provision of Property Information File - £45 Inc. VAT

 

Interim Property Visits -  £60 Inc. VAT (up to 3 bedrooms) and £80 Inc. VAT (4 + bedrooms) Undertake inspection visit and notify Landlord of the outcome providing written report with embedded and dated photographs.

 

Deposit Registration Fee - £50 Inc. VAT per TenantRegister Landlord and Tenant details and protect the security deposit with a Government authorised scheme. Provide the Tenant with the Deposit Certificate and Prescribed Information within 30 days of the start of the tenancy.

 

Deposit Dispute Handling - £120 Inc. VAT To include compiling paperwork up to a maximum of 2 hours. If printed copies of evidence are required there will be a charge of £2.40 Inc. VAT per double sided page.

 

Section 21 Notice - £120 Inc. VAT To include taking legal advice, drawing up the document, sending it via the post with proof of posting or hand delivery – all evidenced. 

 

Section 8 Notice - £250 Inc. VAT To include taking legal advice, drawing up the document, sending it via the post with proof of posting or hand delivery, compiling statement of truth – all evidenced, plus liaison with solicitor and the provision of all documentation required in preparation for court.

 

Court Attendance - £240 Inc. VAT (per day or part thereof)

 

Tenancy Term Renewal Fee - £60 Inc. VAT

 

Memorandum of Agreement - £120 Inc. VAT

 

HMO Licence Application - £250 Inc VAT (excludes cost of licence and works and other documentation undertaken to grant the licence)

 

Supplying Duplicate Individual Rental Statements - £2.50 each Inc. VAT

 

Supplying Duplicate Annual Rental Statements - £10.00 Inc. VAT

 

Insurance Claim Assistance - £60.00 Inc. VAT per hour

 

Viewings - £60.00 Inc. VAT (ONLY IF CONDUCTED OUTSIDE LANDLORD SERVICE)

 

Major Works Fee - Any maintenance work totalling £500 and above is classed as Major Works 12% Inc VAT of the budget for any one project.

 

Change of Management (new properties) - £295 Inc. VAT

 

Duplicate Paperwork - £2.40 per sheet Inc. VAT

 

Professional Hourly Rate - £60 Inc. VAT

 

Travel Expenses - £0.58p per mile Inc. VAT

 

Key Cuttings - £12 Inc. VAT per key

 

Early termination Fee – capped at £500 Inc. VAT Where Landlord cancels the agreement before a tenancy has started.

 

Cancellation Fee - one months’ rent Inc. VAT Where Landlord cancels the agreement during a tenancy.

 

EPC – from £66 Inc. VAT (depending on size of property) Arranging and providing an EPC. A property cannot be marketed without a valid EPC with a minimum energy performance rating of E (unless it has a valid exemption certificate). The EPC lasts for 10 years.

 

LLGS (Landlord Gas Safety) - from £75 Inc. VAT (Dependant on number of gas appliances) Excludes any additional works/repairs. Required annually.

 

OBS (Landlord Oil Boiler Service) – from £120 Inc. VAT (Dependant on number of oil appliances) Excludes any additional works/repairs. Required annually.

 

EICR (Electrical Installation Condition Report) - from £170 Inc. VAT   Excludes any additional works/repairs. Required every five years.

 

DVCR (Domestic Visual Condition Report) - from £85 Inc. VAT   Excludes any additional works/repairs. Recommended between tenancies.

 

Legionella Risk Assessment - £66 Inc. VAT Required every two years.

 

Fire Risk Assessment - POA Inc. VAT  

 

Hire of De-Humidier POA

 

Hire of Oil Filled Radiator £25 Inc VAT per radiator, per week (minimum charge 1 week)

 

Property Sell – from £60 Inc VAT / hour Covers all admin/liaison with solicitors/estate agents during property sale.

 

Valuation Fee - £60 Inc. VAT To provide a formal written valuation report.

 

Caretaking Service - £60 Inc. VAT per month or £30 Inc. VAT per visit To cover void periods when properties are not managed.

 

Professional Photography – from £60 Inc. VAT Peach will need professional photographs of the property to market it. We will be happy to arrange this.

 

Floorplans – from £35 Inc. VAT Floorplans provide an extremely useful way to help prospective applicants navigate your property. We produce colour coded 3D plans.  Floorplans are

included for free in our VIP Package.

 

Fixtures  & Fittings - £60 Inc. VAT per hour Peach is happy to help Landlords prepare their Property to rent by organising any fixtures and fittings: curtains, blinds, white goods etc. We have a team of trusted local suppliers we use for these which we highly recommend. Peach will provide a fully costed quote per brief and will aim to be as efficient as possible to keep charges to a minimum.

 

Property Purchase: In the event that a Tenant, or any Third Party introduced by us, purchases the property, a  fee equivalent to 1.5% Inc. VAT of the purchase price will be due upon completion and payable to us by the Landlord.

 

We may also receive commissions from: 

Contractors, Insurance Companies, Independent Financial Advisors, Referencing Companies, Solicitors, Utility Providers and Others. 

 

NB: All fees charged to Landlords may change and we will endeavour to inform you of such changes at the earliest opportunity.

 

 

INVENTORY & SCHEDULE OF CONDITION, CHECK IN AND CHECK OUT

The Inventory & Schedule of Condition provides written, documented evidence of the condition of the property at the beginning of each Tenancy and acts as the benchmark at the end of Tenancy, allowing for fair wear and tear.   The Inventory & Schedule of Condition is the ONLY evidence the Landlord will have so it is essential it’s detailed.
