ASSOCIATED FEES & COSTS

Getting your property in ‘Peach Perfect’ condition to let can involve a number of other related fees and costs.  Below is a comprehensive list of all possible fees and costs that may apply. As part of our initial appraisal Peach will advise each Landlord on what is needed, or recommended, for their individual property.

EPC – From £66 Inc. VAT (depending on size of property) Arranging and providing an EPC. A property cannot be marketed without a valid EPC with a minimum energy performance rating of E. The EPC lasts for 10 years.

SAFETY: Peach is happy to help Landlords prepare their Property to rent by organising all the safety certificates. We have a team of trusted local contractors we use for these reports which we highly recommend. 

LLGS (Landlord Gas Safety) - from £75 Inc. VAT  (Dependant on number of gas appliances) Excludes any additional works/repairs. Required annually.

OBS (Landlord Oil Boiler Service) – from £120 Inc. VAT (Dependant on number of oil appliances) Excludes any additional works/repairs. Required annually.

EICR (Electrical Installation Condition Report) - from £170 Inc. VAT    Excludes any additional works/repairs. Required every five years.

DVCR (Domestic Visual Condition Report) - from £85 Inc. VAT    Excludes any additional works/repairs. Recommended between tenancies. 

Legionella Risk Assessment - £66 Inc. VAT Required every two years.

Fire Risk Assessment - POA Inc. VAT   

CLEANING: Peach is happy to help Landlords prepare their Property to rent by organising deep cleans. We have a team of trusted local cleaners we use for cleaning which we highly recommend. 

Carpet Deep Clean -  POA Inc. VAT   

Oven Hob, Extractor Fan Clean - POA Inc. VAT   

Pest Control - POA Inc. VAT  

Property Deep Clean - POA Inc. VAT  

Soft Furnishings Clean - POA Inc. VAT  

PROFESSIONAL PHOTOGRAPHY - £60 Inc. VAT Peach will need professional photographs of the property to market it. We will be happy to arrange this.

FLOORPLANS - £35 Inc. VAT Floorplans provide an extremely useful way to help prospective applicants navigate your property.   We produce colour coded 3D plans.  Floorplans are included for free in our VIP Package.

FIXTURES AND FITTINGS: Peach is happy to help Landlords prepare their Property to rent by organising any fixtures and fittings: curtains, blinds, white goods etc. We have a team of trusted local suppliers we use for these which we highly recommend. Please note our fee for arranging any fixtures and fittings on your behalf is £60.00 per hour.  Peach will provide a fully costed quote per brief and will aim to be as efficient as possible to keep charges to a minimum.

THE INVENTORY & SCHEDULE OF CONDITION INCLUDING PERSONAL CHECK IN It is essential that each Property has a thorough Inventory & Schedule of Condition and Check In conducted at the beginning of each Tenancy.  This provides written, documented evidence of the condition of the property at the beginning of each Tenancy and acts as the benchmark at the end of Tenancy, allowing for fair wear and tear.  Our Inventory & Schedule of Condition Reports are extremely thorough, including a detailed written description room by room, with detailed embedded and dated photographs.  This evidence is vital should a Landlord have recourse to request to withhold some or all the Deposit, especially if it goes to Adjudication. The Inventory & Schedule of Condition is the ONLY evidence the Landlord will have so it is essential it’s detailed. Peach includes a formal and personal Check In as part of this service on the day of move which includes testing all smoke and carbon monoxide alarms (legally required), handing over keys, taking meter readings and running through a thorough move in Check List. 

Costs: Priced according to the size of the Property and whether or not it is furnished* and according to the definitions below:

1 Bedroom Property - £180 Inc. VAT    Entrance, Hall, Kitchen, Bathroom/Toilet, Living Room, Bedroom

2 Bedroom Property - £198 Inc. VAT    Entrance, Hall, Kitchen, Bathroom/Toilet, Living Room, Bedroom x 2 

3 Bedroom Property - £216 Inc. VAT  Entrance, Hall, Kitchen, Cloakroom, Bathroom/Toilet, Living Room x 2, Bedroom x 3

4 Bedroom Property - £234 Inc. VAT    Entrance, Hall, Kitchen, Cloakroom, Bathroom/Toilet x 2, Living Room x 2, Bedroom x 4     

5 Bedroom Property - £252 Inc. VAT    Entrance, Hall, Kitchen, Cloakroom, Bathroom/Toilet x 2, Living Room x 2, Bedroom x 5

6 Bedroom+ Property - POA Inc. VAT   

Any additional rooms not described in the above definitions are charged at an additional £18 per room. 

*Furnished properties are charged at an additional £18 per room.
