Park outside the property and walk through the garden gate and up the path to the front door.  Step inside to an entrance lobby with original tessellated tiles to the floor.  To the right is the spacious kitchen/diner which has recently been re-fitted.

This generous room has an open beamed ceiling and a large, newly fitted double glazed window with a lovely view over the front garden.  The kitchen units are fitted in two sections in a neutral modern shaker style with light marble effect laminate worktops and chrome style handles. For cooking there is a new stainless steel electric oven with a ceramic hob and stainless steel extractor hood above.

The second part incorporates a stainless steel sink and drainer with a chrome mixer tap in a run of unites with wall cupboards above.  An under counter fridge is a useful addition and in an alcove to the rear of the room there is a further section of worktop sitting above some more units which also house the new oil fired boiler.  Stylish white brick style tiles form the splash-backs and an open fire with a tiled surround and hearth is a traditional focal point.

A door takes you to the rear lobby which is also plumbed to be a utility room and a door takes you out to the rear.  A useful cloakroom is situated here and has a close coupled WC and a small wash basin.

Another door leads into the living room which is also accessed from the front lobby.  Another spacious room with a tiled open fireplace and another large window onto the garden.

Upstairs the three bedrooms are all to the front of the house.  There are two generous doubles, each with a wash basin and one with a pretty original fireplace, and a smaller single room.  All have an outlook over the front garden and the pretty cottages in the hamlet.

The bathroom is at the rear and has a bath with a shower over, wash basin and a close coupled WC.

Peach Thoughts:  This super house would make a comfortable family home which benefits from oil central heating, a modern kitchen and double glazing.  The location is lovely as it is very near the coast and you can walk to Tregardock beach which is a stunning spot.  The garden is a real sun trap too.  Properties like this come up very rarely so don’t hang around!
